The city of Aurora is about the same size as Tampa, Florida or Honolulu, Hawaii but because it’s a key component of the Denver-Aurora-Lakewood Metro Area it tends to have a bigger feel to it than those cities. The town itself sprang up at the edge of the prairie east of Denver in the 1880’s, the result of one man’s real estate vision. That man, Donald Fletcher, bought 4 square miles of land with the idea of creating a new town and provided that town its original name: “Fletcher”. Following the silver crash of 1893 (and after leaving residents of the fledgling town with a mountain of debt related to unrealized municipal water schemes), Fetcher cut affiliations with the town that bore his name and in 1907 the town was renamed Aurora.
At the end of the 19th century the town had about 200 residents and was barely holding on. However, during the early part of the 20th century the town finally found its footing and in the 1970s and 80s it saw explosive growth driven by the completion of the Interstate highway system and the desire of many urban Americans to find a safer, healthier place to live. Since then the city has continued to grow, albeit more slowly, and today it has roughly half the population of and a larger land area than Denver. Many of the houses you’ll find in the city today date from the boom period.
The typical garage door is good for around 30 years (plus or minus) which means that many homeowners in Aurora who live in houses built during the boom are now coming face to face with the same decision: whether to enact major repairs to try and eek a few more years out of their existing door or replace it altogether. Worn or Broken Springs
Many people harbor the mistaken impression that the motor opens the garage door when in fact the heavy lifting is actually done by the garage door springs. In many cases garage doors installed by developers were basic, stripped-down models with either a single torsion spring or an undersized extension spring or springs. This was done so the developer could save a few bucks and increase their profit margin on the house.
Over the years these cheap springs have been the first thing to go on many an overhead door in the city so the chances are if your garage door is 30-some years old you’ve had the spring or springs replaced at least once already. If your torsion or extension springs are ready to go once again you’ll need to decide if it’s worth it to keep replacing them or if you should just bite the bullet and replace the whole door.
Garage Door Openers
As we mentioned above the garage door opener (motor) gets the door moving then turns the lifting part over to the spring(s). On average a garage door opener will last about 10 years so if you’ve got the same garage door that came with the house back in 1985 chances are you’ve replaced the motor at least once or twice by now.
Many people are reluctant to part with something if there’s still a chance it can be made to work properly. But if you’ve still got that 30 year old door and the motor and springs are both in need of replacement it’s best in most cases to simply install a new door that will be more efficient, better looking and under warranty.
Note: If you’re not ready for a new door it’s important to have your current garage door opener serviced yearly in order to avoid little issues becoming major ones and to make sure the automatic reverse safety mechanism is working properly.
